A detailed Scope of Works document will be provided with full scale drawings of both existing and proposed schemes. If required, we can also propose optimum layouts to accommodate staff, including the provision of breakout areas, welfare facilities and meeting rooms.


Zenith Refitment Services Ltd offers a seamless, cost-effective, professional refurbishment service that includes preparation of design drawings, a full specification of the work to be undertaken and detailed costings.

We will also gain Building Regulations approval and undertake full project management with compliance to CDM regulations.

Once on-site, as appropriate we will strip out fixtures and fittings, construct walls and suspended ceilings, install electrics and mechanical installations such as heating, cooling and ventilation; decorate internally and externally; and lay flooring, including carpet, timber, vinyl, timber or ceramic.

Far too often, landlords supported by Building Surveyors, are using their significant experience to the detriment of tenants and leaseholders by remaining silent on the benefit of early renegotiation of leases due for renewal in the next 2-3 years and caveating Schedules Of Condition leaving tenants exposed to rent increases and significant dilapidation costs.

Our staff work closely with tenants to reduce these costs in two ways:

1. Using either our own or partnered surveyors we are able to assist in negation of rent reviews at an early stage to achieve the most cost effective solution to tenants. This may also include the expert negotiation of building rates payable to local councils.

2. By introducing a planned maintenance schedule for your premises, we are able to reduce running costs of your premises and to ensure dilapidation costs are kept to a minimum. With partnered professionals we are able to negotiate remedial costs on your behalf and to undertake any repair works that the landlord may seek financial recompense for without necessarily instructing the works.

In both instances, we are able to minimise costs to tenants or leaseholders and ensure that any costs incurred are to your benefit as far as practicable.
